Everything you need to know before joining as a member. 

Do I have to pay strata levies or a site management fee?

Yes there will be community fees that covers rates, strata, sinking fund, waste, landscaping, security, access to resort facilities and more. Please refer to sales contract.

Will I have to pay land tax given it’s not my primary property?
Yes. Please seek personal tax advice.
What about buildings and contents insurance?
There will be a master policy for buildings insurance within the community fees. Contents insurance will be a personal commitment.
Are there any additional security/protection measures in place for stored cars?
We have a specialist automotive insurance partner for members to utilise, and a number of passive and active security measures in each villa garage and storage unit. 
What about general security and access?

Each villa will have an alarm system. The entire venue will be protected by 24hr onsite security, and a range of active and passive surveillance systems.

Am I able to appoint my own agent to sell and manage my residence?

No, Black Rock is the selling and property management agent, with a favourable brokerage fee and pre-qualified sales database.

Can Black Rock build more residences than the 64 currently approved?

No - Black Rock will be building and managing a hotel and private cabins (not for sale) however no more residences will be available to purchase.

Are there any noise restrictions?

Yes. There is a detailed noise management policy from 0800-1700 during winter, and 0800-1800 in summer.

Can I live in my villa permanently?
No, the maximum consecutive number of days is 180 per annum.
Are there any restrictions on me offering overnight accommodation to friends and family?
No, please refer to membership policy document.
Can I rent my villa out?

Yes, via a Black Rock management fee, to other Black Rock members, corporates and VIPs.

What happens to my Black Rock membership if I sell my residence?

Villa membership ends and opportunity to revert to standard club membership.

Can I bring my pet?

Yes, in personal residence and landscape areas on a leash, but not communal areas.

Will my track access and Club Membership rights be protected if Black Rock Motor Resort is sold?

Yes, refer to sales contract.
